Here are the steps:
1. You receive a free initial consultancy
Here we will talk through the options taking into account your budget and requirements. Your consultant will be your single point of contact through the whole process - no need to engage with agents, solicitors, surveyors and the like. We'll agree a detailed brief with you taking into account possible areas, property types and specific features required.
2. We conduct a property search
The next step involves compiling a portfolio of properties which we will preview on your behalf in order to arrive at a shortlist. Typically taking 7 to 14 days, here is where our local knowledge really shows as we use our contacts to uncover discrete, off-market and presales opportunities as well as openly advertised properties. Because of our long-standing relationships with agents, we are a preferred source for sales.
3. You come on a tour of short-listed properties
Once we have properties for you to view, we will organise attended tours at your convenience. Our professional seach process - locating properties, touring you and locating further properties based on your feedback - can last up to 6 weeks.
4. We negotiate on your behalf
We will always conduct negotiations for you, taking as a starting point an independent assessment of the value of the property or properties, and finding the best way to approach negotiations in order to achieve a final price you can be confident in. Our reputation and knowledge can ensure a stronger position, especially when competing bidders might be unrepresented individuals or less well-connected agents.
5. We keep you informed of progress up to completion
At this stage our role is to keep you informed regularly of the progress of your property or properties and of work done or to be carried out, coordinating all parties and ensuring the deal is completed as efficiently as is possible.
